STATUS UPDATES

February 28, 2010: VState renewed its lease and will relocate to the atrium's northeast corner, towards Lake Street from Baystreet Shoes. Parasole's new restuarant, The Cafeteria is under construction and will open this summer with what could be Uptown's biggest rooftop decks.

December 29, 2009: Kitchen Window, Sox Appeal, Bremer Bank, and Baystreet Shoes have all opened in their new locations within Calhoun Square. LA Fitness opened a recruitment office while their fitness center is under construction. Parasole's Figlio closed in September and reopened as Il Gatto in November. Parasole will open a breakfast, lunch, and dinner joint called the Cafeteria adjacent Il Gatto by Giard Avenue next year and it will have a 300 person rooftop deck. The Hennepin Avenue entry down by Kitchen Window is open. Plenty of rumors flying about who they may announce as a tenant, but they are all unconfirmed. Some demolition work will occur soonon Hennepin Avenue north of Aura and south of Lake Street entry.

October 26, 2009: Construction continues to move along. Interior renovations have progressed substantially, including the removal of one of the escallators, build out of new tenant spaces, construction of the almost-opened new Hennepin entrance, new floor covering, and more. Figlio's closed for renovations in September and will reopen in November as Il Gatto. Sox Appeal and Bremer Bank opened in new spaces next to Famous Dave's and Baystreet Shoes should open any day next to GNC. The Kitchen Window Cooking School will open in November and the new retail space may open in November or early December.

March 11, 2009: Construction is underway on Kitchen Window's new space on Hennepin Avenue, approximately where Borders once stood. The Calhoun Square parking ramp will open for self park soon.

Project Description
Since 2005, Calhoun Square has been the recipient of many renovation proposals. Several owners and plans later, Capital Growth moved forward with its renovation plans. The project calls for the addition of a new building on the northeast corner of Calhoun Square where the buildings housing most-recently Rotisseria and Passage to India stood. A new, two-story building attached to Calhoun Square will add a new restaurant along Lake Street adjacent Figlio and a ground-floor entrance to the second-level LA Fitness. LA Fitness will open in 2010 and occupy a little less than half of the second floor.

An two-story expansion of Calhoun Square to the old Borders on Hennepin Avenue will provide a new home for Kitchen Window and its cooking school. Plans indicate that the school will have two kitchens and an outdoor cooking patio overlooking Hennepin Avenue. Upon Kitchen Window's relocation, the three-story building it currently occupies will be demolished to make way for a new, two-story building. The current building has more columns than preferred by tenants and has its floors that require ramps to connect to the rest of the existing Calhoun Square complex. Upon its completion in 2010, there will be new tenants along Hennepin Avenue that have doors opening onto the street and to the interior of the complex.

The parking garage was expanded by two levels to add over 200 additional parking stalls. A living "green" wall will cover a significant portion of the parking garage, providing landscaping and a screen over the parking area.

The area between Fremont Avenue and Girard Avenue on Lake Street that housed most recently a surface parking lot for Calhoun Square and the Music Go Round Building will remain undeveloped for the interim. A seven-story residential building with the lower two levels as retail was approved by the Planning Commisssion. This area will be a future phase once the real estate market allows for its development.

The southwestern corner of the parcel (northeast corner of Hennepin and 31st) currently houses a two-story, brick building that is vacant. It is also a part of a future phase, potentially housing a five-story building.
