February 25, 2010: This week, the Minneapolis Planning Commission approved the project with several conditions requiring that the buildilng be set back 3 feet from the front property line, that the front facade needs to be carried onto part of the south wall, and various other minor changes. The proposal did not include a roof top deck but does include an outdoor patio area.

January 4, 2010: A new rendering was provided to OurUptown.com by Hoyt Properties, the company marketing the building for lease or sale. The first image below is the most up-to-date image, though it's subject to change.

January 4, 2010: A posting by Clark Gassen (unconfirmed) on the local blog, Uptown Minneapolis - Past, Present, and Future, states that Clark is representing an investment group, that the they are targeting non-restaurant users as well, and that the renderings were massing studies.

Project Description
A new, two-floor commercial building is proposed for a small parking lot just south of Lake Street on Emerson Avenue. The proposal does not include the commercial building to the north, which contains Delights of India. The proposal is being pitched by Clark Gassen and John Stephenson along with project architect, BKV Group. A posting by Clark Gassen (unconfirmed) on the local blog, Uptown Minneapolis - Past, Present, and Future, states that Clark is representing an investment group, that the they are targeting non-restaurant users as well, and that the renderings were massing studies. Bill Frothinger, a local commercial property owner, is listed as the owner of the site on the City's website and purchased the site in 2008.

The Uptown Neighborhood News reported in January 2010that construction of the building, if approved, would likely occur in the spring of 2010.

Public information obtained in January 2010 through a sale and lease listing on MNCAR.org indicates that the building is proposed as 7,600 square feet on two levels, may have a rooftop deck, and will have approximately 6 parking stalls behind. Since then, the application to the City indicated that the building would be 4,600 square feet and include a rear patio instead of parking.

While a restaurant use is most commonly cited in news reports, the Southwest Journal quotes Stephenson as saying it may be a small office building if that's what the market dictates and that they are first focusing on getting the site entitled. This is backed up by Clark Gassen in his unconfirmed blog comment.
