STATUS UPDATES
August 18, 2009: The project now includes 10,000 square feet of retail and 84 live-work units aimed at creative types. 20% of the units would be affordable at 50% of the metro median income. Previously, the project included 12,000 square feet of retail and 50,000 square feet of office.
April 13, 2009: The project is seeking Hennepin County Transit Oriented Development funds. Interesting, the City's summary of the project is the following: "A new construction project with 102 units of affordable live/work housing above retail/commercial/restaurant space and community arts space for creative workers." The data represented elsewhere in this page does not reflect these recent changes. The developer was not able to be reached for comment.

Project Description
Greco is proposing a new four story, retail-live/work building at the southwest corner of 29th Street and Lyndale Avenue. The site, located at 2900 Lyndale Avenue South, was previously home to Aarcee Rental and an industrial property. The project includes 10,000 square feet of retail and 84 live-work units aimed at creative types. 20% of the units would be affordable at 50% of the metro median income.
Previously, Greco was approved for a new four story, office-retail-live/work building with two retail bays facing Lyndale Avenue. Facing 29th Street would have been three live/work units and a small office. The second through fourth floors would have been office. A 20-stall parking lot would hug the back of the building along Aldrich Avenue, with access to an underground parking level that would have housed an additional 120 stalls.
The architect is now BKV Group and they've designed the building to have stepbacks on the second floor and to be set back from the street on 29th Street, which is a goal of the Midtown Greenway Land Use Plan. In order to maintain alley access, the building will feature an opening for the alley to pass underneath it, with a 20' clearance. BKV Group's Jack Boarman said it would be like the Artist's Lofts at 26th & Nicollet, which also features an alley running through it.
